PCL agency launches invitation-only microsite for trophy home listings

Rokstone will be showcasing £20mn-plus instructions via a classified extension of its main website.

Central London agency Rokstone is launching an invitation-only microsite to
showcase its most expensive instructions.
The Marylebone-based firm said it will be marketing the capital's 'ultimate trophy homes'
via Rokstone Super Prime – a classified extension of its main website, designed for listings
that require 'discretion and a clandestine approach'.
Properties priced above the £20mn mark 'demand a wealth of accompanying information',
explained the team, and invitees will be able to access collateral including architectural
plans, technical drawings, interior design layouts, mood boards and detailed histories.
There are currently seven listings behind the 'private digital door' including Dame Barbara
Cartland's former Mayfair mansion (£40mn), a luxurious multi-generational mansion in the
heart of Notting Hill (£25mnn) and a handsome townhouse in Belgravia, once home to Lord
Michael Heseltine (£28mn). The newest addition is an 'exceptional' home on Belgrave
Square (POA).
'Our new Super Prime Rokstone microsite has been designed to give our clients
who operate at the very top end of the London property market peace of mind
throughout the sale process so that they know their homes are being marketed
and advertising securely and appropriately,' said Becky Fatemi, the agency's
founder and managing director. 'The sale of a home in the many, many multi
millions of pounds bracket is a delicate and fragile thing, which requires
discretion and a lot of work behind the scenes.'

Commenting on current market conditions at the top-end, Fatemi said wealthy buyers
from around the world are now back in London shopping for trophy real estate, but are
'hyper-sensitive to pricing' post-Brexit and post-Covid.

Best-in-class super-prime family houses with private outside space in neighbourhoods like
Notting Hill are 'selling well with multiple offers', she added.
The firm claims to have set two new price records in Mayfair and Marylebone this year, both
of which were off-market deals.
'In the autumn of 2022 we will see the mainstream market start to cool after the relocation
rush of the pandemic and the PCL market continue to rebuild, resetting its cycle after eight
long years of disruption,' said Fatemi.
